Two years after its entry into force, rent control is still just as ineffective in Paris. One in two ads for empty housing does not respect this device supposed to slow down the rise in rents in the capital, according to a study by Better Agents that Le Figaro publishes exclusively. This is almost the same proportion as a year ago (53%). The real estate valuation specialist, who has scrutinized more than 17,000 rental ads in the past twelve months, has also analyzed the furnished accommodation that the device is supposed to “protect” against rent overruns. The result is comparable: 54% of advertisements are outlawed.
As for rents, they have fallen by more than 4% for furnished rentals and by more than 2% for empty apartments, since the implementation of the rental framework in July 2019. An effect entirely induced by the device? Nothing is less sure. If it had an impact between July 2019 and March 2020, it is not so obvious
